How to choose a metal roofer in Central Ontario

A buyer's guide for Barrie, Simcoe, Muskoka, York Region and Georgian Bay: what to ask a metal roofer, what to get in writing, and the red flags to walk away from.

By Charles · · 7 min read

To choose a metal roofer in Central Ontario, get the system named in writing (who forms the panels, seam type, gauge, finish, underlayment, clip spacing for your snow load), confirm insurance and a current WSIB clearance certificate, and look at finished roofs they have done near you. Walk away from anyone who quotes by phone, prices only by the square foot with no specification, or wants a large cash deposit. A good metal roofer answers all of this plainly, in writing, before you sign.

This is a buyer’s guide, not a sales page. We are a metal roofing company in Barrie, so at the end we say briefly how we answer these questions. Ask us the same things you ask everyone else.

Why Central Ontario changes the questions

A metal roof in Barrie, Muskoka, Collingwood or Newmarket is not the same job as one in a mild climate, and not even the same job across this region.

  • Snow load varies a lot. The Ontario Building Code sets design snow loads by location, and the snow belt off Georgian Bay and north into Muskoka carries far more than most of York Region. Clip spacing should change with it.
  • Freeze-thaw and ice damming punish laps, fasteners and eave details more than anything else here.
  • Cottage roofs combine long unattended winters, complex rooflines, low-slope porches and sometimes water-only access.
  • Wind exposure on Georgian Bay, Lake Simcoe shoreline and the escarpment calls for heavier gauge and folded seams.

A roofer who works across this area should talk about these things without being prompted.

The technical questions, in one paragraph

Every metal roofer should answer the same core questions in writing: who forms the panels and whether there will be horizontal laps, which seam type and what its minimum slope is, the gauge and paint system, what goes under the metal, what happens with ventilation, how the chimney, valleys and wall transitions get flashed, tear-off versus strap-over and how they decided, and what the workmanship warranty covers. Our twelve questions for choosing a metal roofing contractor goes through each one, and our guide to comparing quotes shows where each answer should appear on paper.

What follows are the checks that matter most in this region, and that a general list tends to skip.

The Central Ontario checks

1. Does the clip spacing change with the town?

This is the question that separates people who engineer a roof from people who install one. Design snow loads differ a great deal between York Region and the Georgian Bay snow belt or north Muskoka, so the answer should reference your site’s design snow load and the panel manufacturer’s tables, and it should be tighter in Huntsville than in Aurora. “We always do 24 inches” is not an answer.

2. Insurance and a WSIB clearance certificate

Ask for proof of liability insurance and a current WSIB clearance certificate. A clearance certificate confirms the company is registered with WSIB and its account is in good standing; certificates carry an expiry date, so ask for one that covers the dates of your job. You can also verify it yourself through WSIB online. Roofing is dangerous work, and an uninsured crew on your roof is partly your problem.

3. Can I see finished roofs near me, and talk to past customers?

Ask for addresses or photos of completed metal roofs in your area, ideally a few winters old. A roof that has been through three freeze-thaw seasons tells you more than one finished last month. If you are in Muskoka, a reference in Muskoka matters more than one in a Toronto suburb.

4. What do the Google reviews actually say?

Read them, not just the star count. Look for reviews that mention metal roofing specifically, the town or region, how problems were handled, and whether the crew cleaned up. Look at how the company replies to criticism. A handful of detailed reviews about metal roofs is worth more than a large number of one-line ones about something else.

Red flags

A quote by phone or from a satellite photo alone. Roof area is not floor area, pitch changes the numbers, and nobody can judge your roof boards or attic from a description. A phone quote is a placeholder that gets revised once a deposit is in.

A per-square-foot price with no specification. A rate on its own tells you nothing about gauge, seam, finish, underlayment, flashing or tear-off. Two identical rates can describe very different roofs. Our guide on how to compare metal roofing quotes walks through what a full quote contains.

A big cash deposit, or a discount for cash. A deposit to secure materials and a place in the schedule is normal. Half the job up front, in cash, with no receipt, is how people end up with half a roof. Staged payments tied to finished work protect you. Our article on what to do when a roofer abandons a job covers why this matters.

No written scope. If it is not in writing, it is not in the price. That includes disposal, flashing, eavestrough, snow retention and the rate for replacing damaged roof boards.

Pressure to sign today. A real price does not expire at the end of the visit.

“Metal roofs need no maintenance.” They need very little. Valleys need clearing, sealants are consumables and snow retention hardware wants checking. Someone who says otherwise is selling, not advising.

How we answer these questions

Briefly, so you can compare:

  • Panels: roll-formed on site, on your driveway, in one continuous length from ridge to eave. No horizontal laps.
  • Seam: 1” mechanical lock only, single-lock 90° or double-lock 180° depending on pitch and exposure. We do not install snap-lock.
  • Gauge and finish: 24 or 26 gauge steel, PVDF (Kynar 500) or SMP, named in the written specification with a straight recommendation for your roof.
  • Clip spacing: sized to the site’s ground snow load.
  • Underlayment and ventilation: synthetic underlayment on Silver; on Gold, strapping for a ventilated cavity and high-temperature ice and water shield run past code minimum.
  • Flashings: custom trim bent on site, including chimney caps, crickets, step and kick-out flashing.
  • Quotes: free and measured, from a site visit or drone survey. Never from a phone call. Written specification before you commit, including warranty terms and exclusions.
  • Insurance: licensed and insured, with proof available on request.
  • Warranty: a workmanship warranty from us plus the manufacturer’s finish warranty, with terms stated in writing on the quote.
  • Finished work: see our gallery and project write-ups such as the Georgian Bay new build and the Muskoka boathouse.

Questions people ask

Should I get more than one quote for a metal roof?

Yes. Two or three measured quotes with full written specifications is reasonable for a job this size. More than that usually adds confusion rather than information. What matters is that each quote describes the same roof area and the same scope so you can compare them line by line.

Is it better to hire a local metal roofer or a large regional company?

What matters is whether the company does metal roofing as its main work, has finished roofs you can see in your area, and will still be reachable when you need the warranty. Local knowledge of snow load, lake-effect exposure and cottage access is a genuine advantage in this region.

When should I book a metal roofer in Central Ontario?

Earlier than you think. Spring and fall are the preferred install windows, and good crews book ahead. Get quotes in late winter for a spring or summer install, or in summer for fall. Our article on the best time of year to install a metal roof goes through the trade-offs.

Do I need a building permit for a new metal roof?

Many municipalities do not require one for a straightforward re-roof, but structural work, new framing or a heritage designation can change that. Ask the roofer who confirms it with the municipality, and check with your building department if you are unsure.

What if a roofer will not give me a written specification?

Do not sign. A contractor who will not write down what they are installing is keeping the option to install something else.
