The Kawarthas are cottage country with a difference: a very large share of the building stock is now converted seasonal properties being lived in year-round. That conversion is where roofing problems appear. A cottage roof built for six months of use, then insulated and heated through a full winter, generates condensation and ice damming it was never designed to handle.

Our strapped Gold package creates an air gap under the metal that lets the roof deck run at ambient temperature, which is what stops the melt-refreeze cycle at the eaves.

A seasonal roof assembly heated year-round will sweat. Before quoting a covering we look at what is actually happening in the roof cavity, because putting metal over an unventilated condensation problem hides it rather than solving it.
Kawartha cottages accumulate additions — sunrooms, enclosed porches, bunkie tie-ins — usually at a shallower pitch than the main roof. Those junctions are where the damming starts. We double-lock anything under 3:12 and detail the transition rather than lapping into it.
Many Kawartha properties still sit empty November to April. Removing fasteners from the weather plane removes the leak path that does the most damage precisely when nobody is there to catch it.

Usually, but the fix is ventilation and insulation as much as covering. We will look at the whole assembly — soffit intake, cavity, ridge exhaust — and tell you if metal alone will solve it. Sometimes it will not, and you should hear that before you spend the money.
