Metal Roofing for Muskoka Cottages
Deep snow, months of shade, complex rooflines and nobody there in February. Why Muskoka is the clearest case for standing seam, and how we build for it.
Cottages and seasonal properties
A cottage re-roof is mostly a logistics job with a roof at the end of it. This is how we run one when the owner is two hours away and the lake is part of the route.
The short answer
A standing seam metal roof is the strongest choice for a cottage that sits empty through the winter, because there are no exposed screws and washers to fail while nobody is watching. CGD Roofing travels from Barrie to cottages across Muskoka, the Kawarthas and Georgian Bay, including water-access properties, forming panels on site and scheduling around your season and any rental bookings. Tell us about access and dates at the first conversation and both get planned into the quote.
On a house, a small leak gets noticed at the next rain. On a cottage it runs from the first heavy snow until somebody opens the door at the May long weekend, and by then the bill is insulation, drywall and sometimes framing, not a flashing. That is the case for a cottage metal roof in one sentence: take the fasteners out of the surface water runs across, and the most common slow winter leak has nowhere to start.
Our guide to metal roofing for Muskoka cottages goes through the conditions in detail: snow that sits for months, deep shade that moves the melt line up the slope, low porch roofs tying into steep main roofs, and reflected light off the water. Hiring for the job itself is a different question, and that is what follows. How we quote a property you cannot easily show us, how the crew and material get there, and how the work fits around the weeks you actually want to be at the lake.
Most cottage owners call us from somewhere else. That is fine, and it is why the first visit is usually a drone survey and a walk of the property that you do not need to attend, provided someone can let us into the cottage to see the underside of the roof. If the place is closed for the season, a key with a neighbour or a caretaker works.
What we need from you is the part a drone cannot see: how the property is reached, where a truck can park, whether the drive crosses the septic bed or a wet section in spring, the dates you are using the place, and any rental calendar. With that, the written quote covers the roof and the logistics together, so neither surprises anyone on the first morning.
Panels are formed on site from compact coils, which is a real advantage on cottage roads with tight corners and overhanging trees, where a long factory-made panel would be hard to deliver without kinking. The roll former and the coils need a reasonably level spot near the building with a clear run out for the finished panels. On a sloping, treed lot, finding that spot is part of the site visit.
We also look for what a truck must not go over: septic beds and tile fields, soft ground after spring thaw, shoreline vegetation and the roots of trees you want to keep. Where the only drive is steep gravel, the timing of delivery can matter as much as the timing of the roof.
Island and boat-access properties are workable. They need a barge or a suitable boat for the coils, the roll former, bins and the crew's equipment, a landing at both ends that can take the load, and a plan for getting material from the dock up to the building. Old roofing coming off has to make the same trip back, which is easy to forget when budgeting a tear-off.
Weather is the other variable. A day too windy to cross is a lost day even if the roof itself would be fine to work on, so water-access jobs carry a little more slack in the schedule. Flag water access at the first call and it gets priced and planned properly. A contractor who quotes an island cottage without asking how they are getting there has not thought about it yet.
Late spring after the roads firm up, and the stretch from Labour Day to the end of October, are the best cottage windows. The weather is workable, the lake is quiet, and the place is usually empty. Peak summer works too, but nobody wants roll forming and tear-off noise during their own two weeks, and renters are not paying to listen to it.
If the cottage is rented, send us the booking calendar early and we will look for a gap that fits the roof. On a seasonal property a sound one-layer shingle roof can sometimes be strapped over rather than torn off, which shortens the job and keeps the building closed to weather throughout. We schedule steep roofs away from deep winter because that is a safety question for the crew, so a cottage you want done before the snow should be booked the season before.
A cottage is rarely one roof. There is often a bunkie, a boathouse, a screened porch, a shed and a sauna, all of different ages. Doing them in the same mobilisation saves travel and set-up, and it means one colour run across the property. It does not mean every building gets the same specification.
A boathouse over the water gets the finish and fastening detail of the main cottage, because it takes the most spray, wind and reflected sun of anything on the lot, and PVDF is the right finish on lake-facing elevations. An unheated storage shed behind the trees may be better served by exposed-fastener metal or simply left alone. We will say which is which.
Many cottages built for summer are now winterised and used at Christmas and March break. A roof that was fine as a summer building can start to sweat once it is warm inside in January, and covering that with new metal hides the problem. Before we quote a converted cottage, we look at insulation, soffit intake, ridge exhaust and the condition of the roof boards. Sometimes the honest scope includes ventilation work alongside the roof, and once in a while it is ventilation work before the roof.
Three levels of assembly, quoted from a measured survey, never a rate card. We will tell you which one your building needs, including when that is the simplest one.
Direct installation
Panels formed on site and installed over sound existing roof boards. The straightforward option when the structure underneath is already in good shape.
Best for: Sound decks, simple rooflines, budget-led projects
Quote the Silver systemStrapped & ventilated
Adds a strapped substrate that creates a ventilated cavity under the panel, the assembly that actually addresses ice damming rather than hiding it.
Best for: Most Ontario homes. The one we would put on our own houses
Quote the Gold systemArchitectural grade
Full architectural detailing in 24 gauge with a PVDF finish. For heritage homes, custom builds, and anything where the roof is a design element.
Best for: Chalets, heritage homes, complex or highly visible rooflines
Quote the Platinum systemEvery project is quoted from a site visit or drone survey, roof complexity, tear-off versus overlay, gauge, finish and access all move the number, and none of them can be assessed from a postcode.
Usually not. CGD Roofing can survey the roof by drone and walk the property without you, as long as someone can let us inside to see the underside of the roof. You do not need to be there during the install either, provided access and parking have been agreed in advance.
Yes. Island and boat-access cottages need a barge or suitable boat for material and equipment, a landing at both ends and a plan to move material from the dock to the building. Tell us about water access at the first call so the logistics are priced and scheduled into the quote rather than discovered on the first morning.
Late spring once the roads are firm, and from Labour Day through October, are the most practical cottage windows: workable weather, a quiet lake and usually an empty building. Steep roofs are scheduled away from deep winter for crew safety, and cottage-country schedules fill early, so book the season before you want the work done.
Often, yes. Send the rental calendar at the quoting stage and we will look for a gap that suits the size of the roof. A strap-over on a sound single layer of shingles can shorten the job and keeps the cottage closed to weather throughout.
Not automatically. A boathouse over the water usually deserves the same standing seam and PVDF finish as the cottage because it takes the most exposure on the property. An unheated shed out of sight may be better served by exposed-fastener metal. Doing several buildings in one trip saves mobilisation and keeps the colour consistent.

What to check on the roof before you close the cottage for the season, what can safely wait until spring, and what genuinely cannot wait.

Steel goes on in every month we have. What actually changes with the season is the membrane, the daylight, the road access and how long the queue is.
