Metal roofing for Muskoka cottages
Deep snow, months of shade, complex rooflines and nobody there in February. Muskoka is the hardest place in southern Ontario to roof — and the clearest case for standing seam.

Muskoka is where standing seam earns its price.
Cottage country combines the hardest conditions in southern Ontario with the most complicated rooflines and the least supervision. If you want to see what a roofing assembly is genuinely made of, put it on a cottage on Lake Rosseau and come back in February.
The four things working against a cottage roof
1. Nobody is there
This is the one that costs the most money and gets discussed the least.
The expensive part of a leak is not the repair. It is the six weeks of water running into a wall cavity before anyone opens the door in April. By then you are not fixing a flashing — you are replacing insulation, drywall, sometimes framing, and dealing with mould.
The single strongest argument for standing seam on a seasonal property is that it removes the failure mode responsible for most slow winter leaks: fasteners through the weather surface. An exposed-fastener roof has two to four thousand rubber washers, each of which is a countdown. A standing seam roof has none.
2. Snow that arrives in November and leaves in April
Parts of Muskoka carry ground snow loads well above what southern Simcoe builds for. North of Bracebridge and around Huntsville, north-facing planes can hold snowpack continuously for four months.
Two consequences. Sustained load — which is a structural question, answered by correct clip spacing sized to the site’s specified load, not a default. And continuous eave-line freeze-thaw, which is what ends asphalt roofs early here.
Metal sheds progressively rather than accumulating, which reduces both.
3. Deep shade
Muskoka lots are heavily treed. Plenty of roof planes barely see direct sun between November and March.
This moves the melt line. On a sunny suburban roof, meltwater refreezes near the eave, and the code minimum of ice-and-water shield — typically two courses — covers it. On a shaded cottage roof, the melt line sits further up the slope, sometimes well past where that membrane stops.
We run high-temperature membrane substantially past code minimum on Muskoka work for exactly this reason. It is not upselling; it is matching the detail to where water actually goes on this particular kind of roof.
Shade brings a second problem: debris and moisture retention. Needles and leaves in valleys hold water against the metal indefinitely. Valleys need clearing annually, and this is the main maintenance item on a treed-lot cottage roof.
4. Rooflines designed by architects who liked wraparound porches
Cottage architecture in Muskoka is genuinely complex. Dormers, turrets, gable stacks, and — most importantly — low-slope porch and deck roofs tying into steep main roofs.
That transition is where the trouble is. A 2:12 wraparound porch running into a 10:12 main roof is a junction where water slows down, snow accumulates, and ice forms.
Two rules we hold to:
Bend, do not lap. Panels are formed through the transition rather than cut and lapped into it. A lap at the bottom of a steep run, where all the water and all the ice arrive, is the worst possible place for one.
Double-lock anything shallow. Below about 3:12, snap-lock is not appropriate — water sits rather than runs. Double-lock 180° seams with sealant go down to roughly 1:12. This is why we standardised on a mechanical lock system: we never have to tell a client the porch has to be a different material.
Water access
Perfectly workable, but it changes the logistics.
Barge scheduling, staged material delivery, and a compressed working window all need planning. Flag water access at quote stage so it is priced properly rather than discovered on mobilisation morning. A contractor who does not ask about access before quoting a Muskoka property has not done this before.
On-site roll forming helps more here than anywhere. Getting 30-foot factory panels onto a barge, off a barge, and up a treed slope without kinking them is a real problem. Coil is compact, robust, and forms into finished panels on the property.
Colour and finish on the water
Reflected UV off a lake is brutal on paint. A south-facing lakeside elevation gets direct sun plus a second dose bounced off the water, and in winter a third off the snow.
Specify PVDF (Kynar 500) on lakeside elevations. SMP polyester finishes chalk and fade noticeably faster under that loading, and on a dark colour the difference is visible from the dock within fifteen years.
On colour: matte blacks, charcoals and dark bronzes dominate current Muskoka builds and read well against granite and pine. Greens and weathered-copper tones suit older cottages. Whatever you are considering, look at a physical sample outdoors, on site — screen colour and steel colour are not the same thing, and neither is a sample viewed in a showroom.
Snow release over decks and docksides
Cottage decks are usually right under the roof, and cottage roofs are usually steep. A released slab onto a deck, a hot tub, or a set of stairs down to the water is a genuine hazard.
Seam-mounted retention clamps to the seam without penetrating the panel, so it can be placed exactly where release matters and added to later without ever putting a hole in the roof. Map it to the risk — above entries, decks, hot tubs, stairs and parking. Leave the planes discharging onto bush and granite alone.
Season-extended cottages
A large and growing share of Muskoka and Kawartha properties were built as seasonal and are now heated year-round.
That conversion is where roofing problems come from. A roof assembly designed for July, now warm inside in January, generates condensation it was never detailed to handle. You get damp sheathing, ice damming, and sometimes frost forming on the underside of the deck.
Putting metal over that hides it rather than solving it. Before we quote a covering on a converted cottage we look at the cavity: soffit intake, air movement, ridge exhaust, and whether the insulation is blocking the vents. Sometimes the honest answer is that ventilation and air sealing need doing first, and that is the answer you should want to hear.
What we typically specify in Muskoka
- 24 gauge steel, PVDF finish on lakeside and sun-exposed elevations
- 1” mechanical lock, double-lock 180° on anything under 3:12 and on exposed elevations
- Strapped ventilated cavity — our Gold package or better, especially on season-extended cottages
- High-temperature ice-and-water shield well past code minimum at eaves and valleys
- Seam-mounted snow retention, mapped to actual risk
- Panels formed on site to full slope length, no transverse laps
