How much does standing seam metal roofing cost in Ontario?
What actually drives the cost of a standing seam metal roof in Ontario — roof geometry, tear-off, gauge, finish and access — plus what a real quote must include before you sign it.

Ask five Ontario roofers what a standing seam roof costs and you will get five different answers — and every one of them will be right, because they are pricing five different roofs.
We do not publish a per-square-foot rate, and you should be sceptical of anyone who does. A headline number quoted before anyone has measured your roof or looked at your deck is not a price. It is an anchor that gets revised upward once reality intrudes.
What we can do is show you exactly what drives the number, so that when quotes land on your kitchen table you can read them properly and tell a fair one from a bad one.
Roof area is what gets priced — and it is not your floor area
Almost every cost conversation goes wrong here, so it is worth being precise.
A 2,000 square foot bungalow does not have a 2,000 square foot roof. Pitch adds area, and overhangs add more.
A roof at 4:12 pitch has roughly 1.05 times the area of the footprint beneath it. At 8:12 it is about 1.20. At 12:12 — common on Blue Mountains chalets and older Victorian homes — it is about 1.42.
So that 2,000 sq ft bungalow footprint might be:
- 1,900 sq ft of roof on a simple low-pitch hip design
- 2,400 sq ft of roof at 8:12 with generous overhangs
- 3,000+ sq ft of roof on a steep two-storey with dormers
That is a spread of well over 50% in the quantity being priced, before anyone has discussed materials. It is the single biggest reason phone quotes are worthless — and why any contractor who gives you one before measuring is guessing.
What actually moves the price
1. Roof complexity
This is the single biggest variable, and it is not really about size. It is about cuts.
A simple gable roof is two rectangles. Panels run straight from ridge to eave, every one identical, almost nothing to flash. That roof installs fast and cheap.
Now add a valley. Every panel meeting that valley has to be cut on an angle, hemmed, and fitted to a valley pan. Add a dormer and you have two more valleys, a small roof of its own, and step flashing up both cheeks. Add a chimney and you need a cricket behind it — a small custom-fabricated saddle that diverts water around the stack — plus counterflashing let into the masonry.
Two houses of identical square footage can differ by 40% on labour purely on geometry. When you compare quotes, this is why a “cheap” quote sometimes reflects a contractor who has not looked closely at your valleys.
Rough guide:
- Simple gable, few penetrations → bottom of the range
- Hip roof, one or two valleys → middle
- Multiple dormers, skylights, chimneys, turrets → top of the range and beyond
2. Tear-off versus overlay
Whether your existing roof comes off matters a lot.
Overlay (strapping over) is possible when you have a single layer of sound shingles on a flat, dry deck. We strap over the top, which also creates a ventilated cavity — a genuine performance benefit, not just a cost saving. It removes tear-off labour, disposal bins and landfill fees from the quote, which is a meaningful chunk of any re-roof.
Full tear-off is required when there are two or more layers, when decking is soft or water-damaged, or when the roof plane is out of true enough that a metal panel would telegraph every dip. Tear-off adds labour, disposal bins, and time — and if the deck turns out to be rotten underneath, sheathing replacement on top of that.
Be suspicious of any contractor who commits to an overlay without going into the attic or lifting shingles. Covering a bad deck is the cheapest possible thing to sell you and the fastest route to a failure that is expensive to unpick.
3. Panel gauge and finish
Two upgrades, both real:
24 gauge vs 26 gauge steel. Lower number means thicker. 24 gauge resists oil-canning better, handles foot traffic better, and is standard for architectural work and long panel runs. It is a modest uplift on the total and, on a prominent roof, the one upgrade we would never talk you out of.
PVDF vs SMP paint. PVDF (usually branded Kynar 500) holds colour and gloss dramatically longer than SMP polyester. On dark colours, on sun-exposed or snow-reflected elevations, it is the best-value upgrade on the quote — a small percentage of the total for decades of extra colour life.
If your budget only stretches to one of these, and the roof is highly visible in a dark colour, take the PVDF.
4. Site access
Rarely mentioned in cost guides, routinely significant in real quotes.
Our roll former needs to get reasonably close to the building. A suburban driveway is straightforward. A narrow cottage road with a tight turn, a steep grade, or a soft shoulder in spring is a different job. Water-access properties in Muskoka and the Kawarthas need barge scheduling and staged material delivery.
None of this is a surcharge for being remote — it is real additional labour and logistics. What matters is that it appears in the quote up front rather than as a change order later.
5. Snow retention
In most of our service area this is not optional, and it is a line item worth understanding.
Metal sheds snow. On an open field that is a feature. Over a front door, a deck, a walkway, a heat pump or a parked car, a released slab of snow off a steep roof is genuinely dangerous and can do real damage.
Retention should be mapped, not blanketed. Guards belong where release actually causes a problem. Fitting them across an entire roof plane that discharges onto open lawn adds cost and holds load you would rather shed. If a quote shows snow guards across every plane, ask why.
6. Structural work
Occasionally the answer to “can my roof take this?” is “not yet.” Standing seam is lighter than most people assume — considerably lighter than the concrete tile or slate it sometimes replaces, comparable to or lighter than a double layer of asphalt — so the metal itself is rarely the problem. But if a tear-off exposes rotten sheathing, undersized rafters, or previous framing damage, that gets fixed before anything goes on top.
A good contractor prices this as a contingency and tells you the rate up front, rather than discovering it on day two.
What a proper quote includes
At minimum, your written quote should specify:
- Panel system — profile, width, gauge, seam type (single-lock 90° or double-lock 180°)
- Finish — the specific paint system and colour, not just a colour name
- Underlayment — type and coverage, including ice-and-water shield extent at eaves and valleys
- Flashing details — what is fabricated, and for which penetrations
- Tear-off or overlay — stated explicitly, with disposal included or excluded
- Snow retention — where, and how much
- Ventilation — what is being added or maintained
- Warranty — workmanship term from the contractor, finish warranty from the manufacturer, both in writing
- Exclusions and contingencies — especially the rate for deck repair
If a quote is a single number on a page with the words “metal roof,” you cannot compare it to anything. Ask for the breakdown. A contractor who will not provide one is telling you something.
Is it worth it against shingles?
On straight arithmetic, if you plan to stay more than about fifteen years — yes.
Asphalt shingles in Ontario realistically deliver 15–20 years, regardless of the 30- or 40-year number printed on the bundle. Those ratings come from test conditions that do not include our freeze-thaw cycling, ice damming, and the UV load off snow. A properly installed 24 gauge standing seam roof is a 40+ year assembly.
So the comparison is not one roof against one roof. It is one metal roof against three asphalt roofs — plus two rounds of tear-off, disposal, scaffolding, and a week of disruption each time.
There are other things on the ledger too: many Ontario insurers rate metal favourably against fire and wind; a metal roof measurably reduces attic heat gain in summer; and it is one of the few exterior upgrades that reliably shows up in appraisals.
If you are selling in three years, the arithmetic is different, and a good roofer will tell you so.
Where standing seam gets installed in Ontario
We see four broad categories:
- Year-round homes — the largest share, usually replacing failing asphalt
- Cottages — Muskoka, the Kawarthas, Georgian Bay. Driven by deep snow, long unattended winters and complex rooflines
- Agricultural and outbuildings — though for unheated drive sheds, exposed-fastener metal is often the honest recommendation
- Commercial — low-slope sections, parapet coping, ACM facades
How to get an accurate price
Three things make a quote real:
- A measured survey. Site visit or drone. Anything else is an estimate wearing a quote’s clothes.
- A look at the deck. Attic access, or shingles lifted at a corner. This determines tear-off versus overlay, which is thousands of dollars.
- A written specification. The list above. In the contract, not in conversation.
