Metal roof vs asphalt shingles in Ontario
Asphalt is cheaper today. Metal is cheaper by year 22. Here is the real Ontario cost comparison, including the shingle lifespan nobody advertises and when asphalt is genuinely the right call.

Asphalt shingles cost less than metal. That is true, it will always be true, and any comparison that tries to dodge it is not worth reading.
The useful question is different: over the time you will actually own the house, which roof costs less? In Ontario, the crossover is closer than most homeowners expect — and the tipping point is not the price of the roof. It is how long shingles really last here.
The number on the bundle is not the lifespan
Asphalt shingles are sold with 25, 30, 40 and “lifetime” ratings. Those numbers come from accelerated weathering tests under controlled conditions.
Ontario is not controlled conditions.
What actually ages a shingle roof here:
- Freeze-thaw cycling. Southern Ontario runs through dozens of freeze-thaw transitions each winter. Every one flexes the mat and works granules loose.
- Ice damming. Meltwater backs up under the courses at the eaves and refreezes. This is the single most common cause of premature shingle failure in snowbelt Ontario.
- Thermal shock. A dark roof surface can swing 60°C+ between a July afternoon and the following night.
- UV off snow. Reflected UV in late winter attacks the mat from below the sightline, on elevations that would otherwise be shaded.
In practice, across Simcoe County, Muskoka and Grey Bruce, we see asphalt roofs needing replacement at 15 to 20 years. Occasionally 22 on a sheltered, well-ventilated, north-facing roof. Rarely more.
That is the number that matters, and it is roughly half what the bundle says.
The 30-year arithmetic
Take a mid-size Ontario home with about 2,400 sq ft of roof area. Round numbers, using mid-market Ontario pricing for both systems rather than any one contractor’s rate:

The crossover lands somewhere around year 20 to 22, depending on what shingle prices do. After that, metal is straightforwardly cheaper — and at year 30 you own a roof with decades left rather than one approaching its next replacement.
This is before counting the things that do not show on an invoice: two rounds of dumpsters on the driveway, two weeks of noise, two rounds of nails in the lawn, and the risk that one of those replacements happens at a bad time financially.
Where metal genuinely wins
Ice damming. This is the strongest practical argument in snowbelt Ontario. Shingles are a layered, overlapping system that relies on water always moving downhill. When an ice dam forces water to sit and back up, it goes under the courses. A standing seam panel is continuous from ridge to eave with no horizontal lap to back up under. Combine that with a strapped, ventilated cavity and you attack both the symptom and the cause.
Snow shedding. Metal sheds; asphalt holds. Less sustained load on the structure, and less meltwater sitting at the eave line.
Wind. Shingles fail by tab lifting, progressively, from the edges. A mechanically seamed metal roof with concealed clips fails at pressures well above anything Ontario delivers — provided the perimeter and ridge clip spacing was tightened, which it should be.
Fire. Steel is non-combustible. Relevant in rural areas and increasingly to insurers.
Summer heat. A reflective metal roof measurably reduces attic temperature versus dark asphalt. On a cottage without air conditioning it is noticeable.
Weight. Standing seam is lighter than a double layer of asphalt. On an older structure, that matters.
Where asphalt is genuinely the right call
An honest comparison has to include this, and most do not.
You are selling within five years. You will not recover the premium. Put a good architectural shingle on it and move on.
Very complex, cut-up rooflines on a tight budget. Every valley, dormer and hip on a metal roof is custom fabrication and labour. On a roof that is mostly cuts, metal’s cost premium is at its widest.
Unheated outbuildings. A drive shed does not need a 60-year concealed-fastener assembly. Exposed-fastener metal — or shingles — is the sensible spend. We tell people this regularly, and it costs us work.
Strata, HOA or heritage restrictions. Some are genuinely binding. Check before you fall in love with a colour.
The roof structure needs significant work first. If the framing needs attention, that comes first regardless of covering. Sometimes the right sequence is shingles now, metal at the next cycle once the structure is sorted.
What about “metal roofs are noisy”?
This one refuses to die.
The reputation comes from barn roofs: bare corrugated steel screwed to open purlins with nothing underneath and nothing above but air. That is loud.
A residential standing seam roof is a different assembly entirely — solid decking, synthetic underlayment, an attic space, and insulation. Measured, it sits comparably to asphalt. Subjectively, heavy rain reads as a softer, broader wash rather than the sharp patter you get on shingles. Most homeowners describe it as pleasant; a few notice nothing at all.
What about lightning?
Metal roofs do not attract lightning. Lightning is governed by height and geometry, not by the conductivity of the surface it strikes.
If anything, a metal roof is the better outcome in a strike: steel is non-combustible and conducts the charge across a broad area rather than concentrating it. Asphalt over wood decking is the more flammable assembly.
Denting, walking and hail
24 gauge steel handles Ontario hail without cosmetic damage in the overwhelming majority of events. 26 gauge is more susceptible on the flat of the pan — one more reason to choose 24 on prominent roofs.
Metal roofs can be walked on, but there is technique to it: step in the flat of the pan near a clip line, never on the seam. If you need someone up there for a chimney or satellite dish, use someone who has done it on metal.
So which one?
The test is simple:
Staying more than fifteen years? Metal, on arithmetic alone — and everything else is upside.
Selling within five? Shingles, almost certainly.
In between? It depends on your roof’s geometry, your snow exposure, and whether you have had ice damming. That is a conversation, not a rule.
