Snap-lock vs mechanical lock standing seam
Snap-lock clicks together by hand. Mechanical lock is folded closed by machine. On low slopes and wind-exposed Ontario roofs, that distinction decides whether the roof survives.

Two roofs can both be sold as “standing seam” and be substantially different products. The difference is how the seam gets closed.
Snap-lock
Snap-lock panels have a male and female edge shaped so that one clicks over the other. The installer sets the panel and presses it down along its length until it snaps home. No special tooling.
It is fast, it is cheaper to install, and it produces a perfectly respectable roof on the right slope. Most residential “standing seam” sold in Ontario is snap-lock.
Mechanical lock
Mechanical lock panels are set the same way but the seam is left open. A seaming machine then travels the full length of the panel and folds the seam closed — either 90° (single lock) or a full 180° (double lock), where the metal is wrapped back over itself.
It is slower, requires the machine, and costs more. What you get is a genuinely folded joint rather than a clipped one.
Why the distinction matters
Uplift
Under wind uplift, the load path is the seam. A snap-lock seam resists opening through the geometry of the click and the grip of the clip. A mechanically folded seam has metal wrapped physically around metal.
When snap-lock roofs fail in wind, the characteristic mode is unzipping: uplift pops one seam at a rake or ridge, and once one is open the panel peels progressively. A folded seam does not have that failure path available.
On sheltered suburban roofs this rarely matters. On Georgian Bay shoreline, the escarpment through Grey County and Blue Mountain, or an open field site, it matters a great deal.
Slope
This is the hard limit.
Snap-lock is not suitable below about 3:12. Manufacturers say so, and it is not a conservative guideline — it is the point at which water stops reliably running and starts sitting. A clicked seam sitting in standing water will eventually let water past.
Double-lock mechanical seams go down to roughly 1:12 when run with sealant in the seam. That is what makes metal viable on porch roofs, low-slope additions, sunroom tie-ins and the shallow wraparounds common on Muskoka cottages.
If any part of your roof is under 3:12, the choice is made for you.
Thermal movement
Both systems use concealed clips and both accommodate movement. In practice, on long runs, the folded seam maintains its geometry more consistently over decades of cycling. A snap-lock seam relies on retained spring tension in the metal, and spring tension is exactly the property that anneals out over years of thermal cycling.
Snow and ice
Sliding snow exerts real drag on a seam. Ice that forms in a seam and expands exerts more. A wrapped 180° seam resists both better than a clicked one.
Where snap-lock is fine
We are not against snap-lock. It is appropriate when:
- Pitch is 4:12 or steeper throughout, with no low-slope sections
- The site is sheltered — suburban, treed, not exposed to open water or open field
- Panel runs are moderate, under about 25 feet
- Budget matters and the alternative is dropping to exposed-fastener metal
On a straightforward steep gable in a Barrie subdivision, snap-lock will serve well.
Where we insist on mechanical lock
- Any plane under 3:12. Non-negotiable.
- Shoreline and escarpment exposure — Georgian Bay, Lake Huron, Blue Mountain, open-field rural.
- Long panel runs, over roughly 30 feet.
- Deep-snow sites where sliding load is sustained — Collingwood, Owen Sound, north Muskoka.
- Commercial and architectural work, where the specification usually calls for it anyway.
Our standard system is a 1” mechanical lock, in single-lock 90° or double-lock 180° depending on pitch and exposure. That is a deliberate choice: it means we never have to tell a homeowner that the low-slope porch has to be a different material from the rest of the roof.
How to check what you are being quoted
Ask two questions:
- “Is this snap-lock or mechanical lock?” A straight answer either way is fine. Vagueness is not.
- “What is the minimum slope on this system, and does any plane on my roof go below it?”
If a quote covers a low-slope porch or a shallow addition with snap-lock, that is either an oversight or a corner being cut. Either way you want it corrected before the material is ordered.
