Standing seam vs screw-down metal roofing

Exposed-fastener metal costs roughly half what standing seam does. Here is exactly what you give up — thousands of rubber washers, a maintenance cycle, and the ability to expand and contract.

Most of the metal roofing in rural Ontario is not standing seam. It is exposed-fastener metal — often called screw-down, ag panel, or corrugated — and it costs roughly half as much.

If you are weighing the two, the honest framing is not “which is better.” Screw-down metal is a legitimate product that does a real job well. The question is what the extra money buys you, and whether your building needs it.

The physical difference

Screw-down metal is fastened by driving screws through the face of the panel, into the purlins or deck below. Each screw has a rubber (EPDM) washer that compresses to seal the hole. A typical residential roof takes two to four thousand of them.

Standing seam is held by concealed clips that sit under the seam. The panels are folded together and, in a mechanical lock system, seamed closed by machine. Nothing penetrates the surface that water crosses.

Every meaningful difference follows from that one fact.

Three consequences of putting screws through the water plane

1. Every washer is a countdown

EPDM washers harden, shrink and crack under UV and thermal cycling. In Ontario, expect them to need attention at around 12 to 20 years, sooner on sun-exposed south elevations.

The remedy is a re-screw: someone goes over the entire roof replacing washers, and typically upsizing screws because the original holes have wallowed. It is a real, recurring cost that most homeowners are not told about at purchase.

Standing seam has no washers on the weather surface. There is nothing equivalent to schedule.

2. The panel cannot move — but it wants to

This is the part that gets under-explained, and it is the most interesting failure mode.

Steel expands and contracts with temperature. A 30-foot panel changes length measurably between a January night at −25°C and a July afternoon at +35°C — on the order of a quarter inch over that run.

A standing seam panel is designed for this. It is fixed at one point and the concealed clips let the rest slide.

A screw-down panel cannot slide. It is pinned at thousands of points. So every year, the panel works against its own fasteners — slowly elongating each hole into an oval. Once a hole is oval, the washer no longer seals it. This is why exposed-fastener roofs tend to start leaking in the field of the roof rather than at the edges, and why the leaks appear gradually across the whole roof at roughly the same age.

The longer the panel, the worse it gets. This is precisely why screw-down works acceptably on short runs and struggles on long ones.

3. Backing out

Thermal cycling plus vibration works screws loose over time. On an ag building nobody notices for years. On a house, a backed-out screw is a hole with a washer sitting proud of it.

Where screw-down is genuinely the right answer

We recommend it regularly. It is the sensible choice when:

  • The building is unheated — drive sheds, barns, detached shops. No interior moisture drive, and a leak is an inconvenience rather than a disaster.
  • Runs are short. Less thermal movement, less hole elongation.
  • The roof is simple and steep. Water moves fast, few details to fail.
  • Budget is the governing constraint and the alternative is postponing a roof that needs doing now.
  • You are comfortable maintaining it — a re-screw at year 15 is a known, manageable job.

If someone tries to sell you standing seam on an unheated pole barn, push back. That is an upsell.

Where the extra money is clearly worth it

  • Anything you heat. Interior moisture drive plus thousands of penetrations is a bad combination over decades.
  • Anything unoccupied in winter. Cottages especially. The expensive part of a leak is the six weeks before anyone notices.
  • Low-slope planes. Below about 3:12, water sits rather than runs. Exposed fasteners in standing water is not a system, it is a delay.
  • Long panel runs. More thermal movement, and exactly where screw-down struggles most.
  • Wind-exposed sites. Shoreline, escarpment, open field.
  • Anything you care how it looks. Screw-down reads agricultural. Standing seam reads architectural. This is subjective, but it is not nothing.

Cost comparison, honestly

Across the Ontario market, standing seam typically costs roughly double exposed-fastener metal installed. That gap is real and it is not going to close.

Over 40 years on a heated home, factoring one or two re-screws plus the sealant maintenance cycle, the gap narrows considerably — but it does not close entirely. Screw-down remains cheaper in raw dollars. What you are buying with the difference is the removal of a maintenance cycle and a failure mode, not a cheaper roof.

That is a legitimate thing to buy, and also a legitimate thing to decline on the right building.

A middle option people miss

If budget is the constraint but the building is a house, look at 26 gauge standing seam in an SMP finish before you drop to exposed-fastener. It keeps the concealed-fastener system — which is the part that actually matters for longevity — and trims cost on gauge and paint instead. It is a much better compromise than keeping the premium finish and giving up the fastening system.
