How to Choose a Metal Roofer in Central Ontario
A buyer's guide for Barrie, Simcoe, Muskoka, York Region and Georgian Bay: what to ask a metal roofer, what to get in writing, and the red flags to walk away from.
Service area
Metal roofing in Markham is mostly a subdivision job with a heritage question attached. The city grew fastest from the 1980s on, and neighbourhoods like Berczy Village, Greensborough, Wismer Commons and Angus Glen are full of two-storey houses under large hip roofs with a lot of valleys. Alongside them sit four Heritage Conservation Districts: Unionville, Markham Village, Thornhill and Buttonville. CGD Roofing installs 1" mechanical lock standing seam in both settings, with panels formed on site.
Coverage: About an hour from our Barrie shop, down Highway 400 and across, or via the 404 along Markham's west side.
The short answer
CGD Roofing's Barrie shop is about an hour from Markham, via Highway 400 or the 404, and we install metal roofing across the city. We fit 1" mechanical lock standing seam, formed on site, on large subdivision hip roofs in places like Berczy Village and Angus Glen, and on period homes in Unionville, Markham Village, Thornhill and Buttonville, where the City reviews roof changes first. On a typical Markham house, the valley count moves the quote more than the floor area.
On a big suburban hip roof, the valleys are where the cost and the risk are. Every valley is a place where meltwater from two slopes meets, and every hip is a cut panel edge that needs a cap. We bend valley and hip flashings on site to the measured angle, which is why a 1990s Markham roof with eight valleys prices differently from a simple gable of the same area. Markham sits well south of the Georgian Bay snowbelt and sees less snow than our Barrie shop does, but freezing rain and freeze-thaw still find any weak point in those valleys.
If your house is in one of the four heritage districts, the City's heritage staff review exterior changes, roofs included, so speak to them before choosing a profile or colour. Many newer neighbourhoods carry their own limits as well: restrictions on title covering exterior colour, or condominium rules where the townhouse roofs are common elements. Cornell and Cathedraltown homes often back onto a rear lane with a detached garage, which affects where the roll former can set up, so we check access on the site visit.
A metal roof is not one product. These are the conditions that change the assembly here.
Markham subdivision roofs often carry six or more valleys plus several hips. We line every valley with ice and water shield, bend an open valley pan to the actual angle on site, and cap the hips with trim formed to match. Valley count, not floor area, is the biggest swing in a Markham quote.
Unionville, Markham Village, Thornhill and Buttonville each have a district plan, and the City reviews exterior work within them. A 16" panel with low ribs in a muted colour is the usual starting point on a period house, and our written specification is set out so it can go straight to that review.
Lane-based homes in Cornell and Cathedraltown need a plan for where the roll former parks and how long panels reach the roof. On freehold townhouses that share a roof line with a neighbour, we detail the junction at the party wall so your metal meets their shingles cleanly and stays watertight.
Standing seam installation, metal roof repairs, custom fabrication and roof inspections throughout Markham and surrounding areas.
Three levels of assembly, quoted the same way everywhere we work, from a measured survey, never a rate card. What moves a quote is your roof, not your postcode.
Direct installation
Panels formed on site and installed over sound existing roof boards. The straightforward option when the structure underneath is already in good shape.
Best for: Sound decks, simple rooflines, budget-led projects
Quote the Silver systemStrapped & ventilated
Adds a strapped substrate that creates a ventilated cavity under the panel, the assembly that actually addresses ice damming rather than hiding it.
Best for: Most Ontario homes. The one we would put on our own houses
Quote the Gold systemArchitectural grade
Full architectural detailing in 24 gauge with a PVDF finish. For heritage homes, custom builds, and anything where the roof is a design element.
Best for: Chalets, heritage homes, complex or highly visible rooflines
Quote the Platinum systemEvery project is quoted from a site visit or drone survey, roof complexity, tear-off versus overlay, gauge, finish and access all move the number, and none of them can be assessed from a postcode.
Often, yes, with the City's approval. Both are Heritage Conservation Districts, as are Thornhill and Buttonville, and exterior changes in them go through Markham's heritage staff. Bring the City a written specification and a physical sample, and get its answer before signing a contract that commits you to a colour.
Because valleys and hips are labour. Each one needs a flashing bent to its exact angle, panels cut on a diagonal and a lined valley underneath. Two houses with the same roof area can differ by a day or more on site if one has twice the valleys, so we count them on the site visit or drone survey rather than guess.
If you own a condominium townhouse, the roof is often a common element and the corporation decides what goes on it. Freehold homes in some newer subdivisions have restrictions on title covering exterior materials or colour, so read your purchase documents too before you sign with any roofer.
Markham is about an hour from our Barrie shop. Any travel component is stated in the quote up front, never added afterwards.

Two metal roof quotes can differ by thousands and describe different roofs. Read them line by line, put them on the same roof area and scope, then compare.

Both are metal roofing and both outlast asphalt. One is a continuous panel, the other hundreds of interlocking pieces. How each handles Ontario snow, slope and looks.
