What drives metal roof cost in Markham and Vaughan

Why metal roof quotes differ across Markham and Vaughan: valley count, pitch, tear-off, heritage districts, dark colours and attic ventilation.

A metal roof in Markham or Vaughan is priced from the shape of your roof, not from your address. Two houses with the same floor plan can come back a long way apart, and in this part of York Region the gap is almost always sitting in the valley count, the pitch, the colour you chose and what the attic is doing underneath.

We cover both cities from our shop in Barrie, about an hour away down Highway 400 or the 404, so there is no travel surprise of the kind that shows up on a water access job in Muskoka or a long run out into Grey Bruce. Any travel component is stated in the quote and not added later. What is left in the number is the roof itself. Here is what moves it, roughly in the order it matters.

Count the valleys before you think about area

Floor area is the input everybody reaches for and it is the one that misleads people most. A 2,600 square foot two storey does not have 2,600 square feet of roof. It has about half that as footprint, pitch multiplies it back up, and then every gable, bay and garage return adds surface the footprint never showed.

More importantly, in Markham the area is not what swings the price. The city grew fastest from the 1980s on, and the big hip roofs through Berczy Village, Wismer Commons, Greensborough and Angus Glen often carry six, eight or more valleys plus a handful of hips. Every valley is a day’s worth of small decisions: ice and water shield up both slopes, a pan bent on site to the angle the roof actually is rather than the angle the plan says, panels cut on a diagonal so the offcuts pile up, and a clean cut edge that will still be straight in twenty years. Every hip is a cut panel edge that needs a cap formed to match.

So two Markham roofs of the same measured area can differ by a day or more of crew time if one has twice the valleys. That is honest labour rather than padding, and it is why we count valleys on the site visit or from a drone survey instead of guessing from the street. If you want the whole area, pitch and complexity picture, we set it out in our Ontario standing seam cost guide.

Pitch decides how fast anyone can work

Vaughan brings the other version of complexity. A lot of the custom stock in Woodbridge was built steep, with dormers, two or three roof heights meeting at a wall, and on some houses a turret. Steep is not harder to make watertight. It is slower and it needs more staging, and on a frosty morning in late October it is simply not safe to be up there until the surface dries, which means the schedule has to allow for weather we cannot control.

The flip side is that steep roofs flash beautifully in standing seam, because the panel runs are long and continuous and water leaves fast. We form every panel on site at the full length of the slope, so a deep Woodbridge roof gets one panel from ridge to eave with no lap partway down. That is worth more on a steep roof than on any other shape.

Shallow sections cost extra attention in a different way. Where an addition or a porch sits under about 3:12, we run a double lock 180 degree seam rather than the single lock, because at that pitch water moves slowly enough that the seam has to do real work. Many houses in both cities have one of those sections even when the main roof is steep.

Tear-off, and what the 1990s subdivisions hide

Most houses in Markham and Vaughan are on their second layer of asphalt by now, a few on their third. If there is one sound layer and the boards under the shingles are solid, going over the top is a legitimate option and it takes the tear-off, the bin and the disposal out of the number.

If there are two or three layers, or if the boards have soft spots, the old roof comes off. That is a real line and it is not negotiable. The places we most often find trouble are around chimneys and at the bottom of long valleys, which is exactly where a big hip roof concentrates water. On a finished attic bonus room, nobody sees the ceiling stain until it is a stain.

How to tell which situation you are in, and the things worth checking before anyone climbs up, is in can you put a metal roof over shingles.

Heritage districts and rules on title add a step, not usually a cost

Markham has four Heritage Conservation Districts: Unionville, Markham Village, Thornhill and Buttonville. Vaughan has its own, including Kleinburg and Nashville, and Maple. Inside any of them the City reviews exterior work, roofs included, so that conversation happens before coil is ordered. Standing seam with a narrow panel and low ribs reads correctly on a period house and metal has a long history on buildings of that age, so it is usually a matter of agreeing profile and colour rather than a fight. Outside the districts, older farmhouses on the former rural concessions through Vaughan can still be individually designated, which is worth confirming.

Newer neighbourhoods have the modern equivalent. Plenty of freehold subdivisions carry restrictions on title covering exterior materials or colour, and on a condominium townhouse the roof is often a common element, which means the corporation decides what goes on it, not you. Read your purchase documents early. Finding out after the steel arrives is the expensive version of this discovery.

Dark colours are where the premium finish earns its place here

Our most expensive residential finishes go on the escarpment above Collingwood and the Blue Mountains, where chalets take snow reflected UV all winter. Markham and Vaughan have the opposite problem, and it is a real one. Charcoal and true black are the colours most people want, and a dark roof on a wide street with young trees bakes through July and August.

That is the one place in these two cities where we will push you toward the better paint system. A PVDF finish holds its colour under that heat far longer than the cheaper SMP paints, which chalk and fade first on south and west slopes. If you want matte black on a prominent Vaughan roofline, buy the good finish and stop thinking about it.

We will also tell you when not to. A mid tone grey, brown or green on a conventional subdivision home is well served by the standard range, and the steel is not the part that fails on these roofs. If you want the full premium package on a 1,500 square foot bungalow because it sounds better on paper, we will talk you out of it, and we lose that bigger sale fairly often. There is more on how specific colours behave in Ontario light and Ontario winters in metal roof colours that hold up in Ontario.

Lighter snow, same ice at the eaves

Both cities see less snow than our Barrie shop does and a lot less than the Georgian Bay snowbelt or the Kawarthas. That does not get the eaves off the hook. What this part of York Region gets instead is freezing rain and a long run of days that climb above zero by afternoon and drop back overnight. Meltwater runs to the cold eave, refreezes, and backs up. North facing slopes and shaded valleys stay in that cycle for weeks.

How well a house handles it comes down to attic ventilation and insulation, not to the roof covering. A good share of the stock here has soffit intake blocked by blown insulation, a shallow attic at the eaves, or a bathroom fan venting into the attic instead of through the roof. New metal over that assembly just puts better looking steel over the same problem.

So on some houses we recommend the strapped, ventilated system rather than the simplest direct installation. It creates an air cavity under the panel, which also helps carry heat away from a dark roof before it reaches the attic. It costs more, and on a house with a well vented attic and decent eave depth we will tell you to save the money.

Access, rear lanes and where the roll former sits

Panels are formed in your driveway, at the length of the slope, which removes the shipping damage problem that comes with long factory panels. It also means the roll former needs somewhere to sit and the panels need a clear path to the eave.

In most of Vaughan and the wider Markham subdivisions this is easy. Lane based homes in Cornell and Cathedraltown are the ones we look at carefully, because the garage is off a rear lane and the frontage is narrow. On a freehold townhouse that shares a roof line with the neighbour, there is a party wall junction to detail so your metal meets their shingles cleanly. None of that is usually a cost. It is planning, and we would rather sort it on the site visit than on mobilisation morning.

What your quote should actually say

Whoever you hire, the paper should state the measured roof area, the valley and hip count, the seam type and gauge, the underlayment, every flashing, whether the old roof is coming off, the ventilation work included, snow retention if any, the warranty and the exclusions. When two numbers are far apart, the reason is nearly always in that list rather than in anyone’s margin.

Metal costs well more than another round of asphalt up front, and the case for it is that you are not doing this again. If you are weighing quotes right now, our York Region service page explains how we work the area, and the Markham and Vaughan pages go neighbourhood by neighbourhood through the housing stock. The same cost logic applied to a different town is in what drives metal roof cost in Newmarket.
