The real benefits of standing seam metal roofing

Standing seam is, in our view, the best residential roofing system available in Ontario. We would put it on our own houses, and several of us have.

That said, roofing marketing has a habit of stacking every conceivable benefit into the pitch until the credible ones get buried under the exaggerated ones. So here is both lists.

The benefits that are genuinely true

1. No fasteners through the weather surface

This is the whole system, and everything else follows from it.

Conventional metal roofing drives thousands of screws through the face of the panel, each sealed by a rubber washer. Those washers harden, shrink and crack — in Ontario, typically needing a full re-screw around year 15.

Standing seam is held by concealed clips beneath a folded seam. Water crosses an unbroken surface. There is no washer to fail, no fastener to back out, and no re-screw cycle.

2. It can expand and contract

Steel moves with temperature. A 30-foot panel changes length measurably between −25°C and +35°C, and Ontario delivers that swing every year.

Concealed clips let the panel slide. A screwed-down panel cannot, so it slowly elongates its own fastener holes into ovals, and an oval hole does not seal.

This is the least-discussed and most important mechanical advantage of the system.

3. Genuine 40+ year life

Not a marketing number. A properly installed 24 gauge standing seam roof with a quality coating and good detailing will still be watertight after four decades, and often much longer. Asphalt in the same climate realistically gives 15–20.

4. It handles low slopes

With double-lock 180° seams, standing seam works down to roughly 1:12. Snap-lock stops at about 3:12; exposed-fastener metal should not be near a low slope at all.

It is also the best surface there is for mounting solar, because clamps grip the seam instead of drilling the panel.

Practically, this means the porch, the sunroom tie-in and the shallow addition can be the same material as the main roof — no ugly material change, no vulnerable junction between two systems.

5. Snow and ice performance

Sheds rather than accumulates. No horizontal laps for ice-dam meltwater to back up under. Paired with a ventilated cavity, it is the best assembly we know of for Ontario’s eave-line freeze-thaw problem.

6. Non-combustible

Steel does not burn. Relevant in rural and treed areas, and increasingly to insurers.

7. It looks like something

Subjective, but real. Long clean vertical lines, no visible fasteners, a shadow line at each seam. It reads architectural rather than agricultural, and it is one of the few roofing choices people notice from the street.

8. Custom-fitted, when it is formed on site

On-site roll forming means panels run the exact length of your slope with no transverse lap — and transverse laps are where factory-panel metal roofs typically start leaking. It also means trim and flashing are bent to your building’s measured geometry rather than bridged from a stock profile.

The benefits that get overstated

“It will slash your energy bills”

A reflective metal roof genuinely reduces summer attic heat gain, and on a cottage without air conditioning you will notice it.

But the number often quoted — 20–25% off cooling costs — comes from studies on hot-climate buildings with poor attic insulation. On a well-insulated Ontario home, where heating dominates and the attic is already doing its job, the real saving is modest. Treat it as a nice side effect, not a payback calculation.

“It’s maintenance-free”

Low-maintenance. Not maintenance-free.

You still need to clear valleys and gutters annually — trapped debris holding moisture against metal is the most common avoidable cause of corrosion. Sealants at penetrations are consumables and will need renewing once or twice over the roof’s life. Snow retention hardware wants a torque check every few years.

That is a short list, and much shorter than an exposed-fastener roof’s. But it is not empty, and anyone telling you it is has not maintained one.

“It will lower your insurance”

Some Ontario insurers do rate metal favourably for fire and wind resistance. Others do not differentiate at all. The saving, where it exists, is usually a modest percentage rather than a transformative one.

Worth a phone call to your broker before you buy. Not worth budgeting on.

“Zero oil-canning”

No honest roofer promises this. Oil-canning — mild waviness in the flat of the pan — is inherent to light-gauge metal. It can be substantially reduced with bead ribs, heavier gauge, narrower panels, a true deck and a matte finish. It cannot be eliminated.

Anyone guaranteeing a perfectly flat metal roof is either inexperienced or hoping you will not look at it in raking light.

“It adds X% to your home value”

Metal roofing is one of the exterior improvements that does show up reliably in appraisals, and buyers do value a roof they will not have to replace. But specific percentage claims vary wildly by market and are mostly recycled from American remodelling surveys.

The defensible version: a 50-year roof is a genuine asset at sale and removes a common negotiating lever. That is enough of a benefit without inventing a number.

The honest summary

Standing seam is expensive, and it is worth it on most Ontario homes that the owner intends to keep. The reasons that hold up are mechanical: no penetrations, free thermal movement, no laps, low-slope capability, and a genuinely long life.

If a roofer is selling you primarily on energy savings and resale value, they are selling the weakest parts of a strong case.
